Pranimi i heshtur p\u00ebrmes sjelljes s\u00eb n\u00ebnkuptuar p\u00ebrjashtohet.<\/li>\n<\/ol>\n<\/li>\n<li><strong>\u00c7mimet dhe kushtet e pages\u00ebs<\/strong>\n<ol>\n<li>P\u00ebrve\u00e7 n\u00ebse \u00ebsht\u00eb r\u00ebn\u00eb dakord ndryshe, \u00e7mimet e qiras\u00eb vlejn\u00eb nga depoja e qiras\u00eb.<\/li>\n<li>Qiraja faturohet n\u00eb fund t\u00eb \u00e7do muaji n\u00eb m\u00ebnyr\u00eb retrospektive. Muajt e pjessh\u00ebm pas koh\u00ebs minimale t\u00eb qiras\u00eb llogariten proporcionalisht p\u00ebr dit\u00eb.<\/li>\n<li>T\u00eb gjitha faturat e l\u00ebshuara p\u00ebr qira \/ punime shtes\u00eb \/ mbetje ose humbje \/ kosto transporti \/ blerje t\u00eb objektit t\u00eb dh\u00ebn\u00eb me qira jan\u00eb t\u00eb pagueshme brenda 14 dit\u00ebve nga data e fatur\u00ebs, pa asnj\u00eb zbritje.<\/li>\n<li>N\u00ebse \u00ebsht\u00eb r\u00ebn\u00eb dakord p\u00ebr nj\u00eb periudh\u00eb t\u00eb caktuar qiraje, qiraja p\u00ebr k\u00ebt\u00eb periudh\u00eb faturohet pas dor\u00ebzimit t\u00eb objektit. Qirat\u00eb e m\u00ebvonshme llogariten \u00e7do muaj retrospektivisht.<\/li>\n<li>P\u00ebr kompensimin e mbetjeve, d\u00ebmeve t\u00eb plota ose blerjes nga qiraja llogariten profilet dhe gjat\u00ebsit\u00eb e dor\u00ebzuara realisht.<\/li>\n<li>Kur objekti i marr\u00eb me qira blihet nga qiramarr\u00ebsi, pron\u00ebsia e objektit kalon vet\u00ebm pas shlyerjes s\u00eb t\u00eb gjitha pretendimeve nga kontrata e qiras\u00eb dhe pages\u00ebs s\u00eb plot\u00eb t\u00eb \u00e7mimit t\u00eb blerjes (rezervimi i pron\u00ebsis\u00eb).<\/li>\n<li>N\u00eb rast vonese pagese, qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb paguaj\u00eb interes vonese n\u00eb mas\u00ebn 8 % mbi norm\u00ebn baz\u00eb t\u00eb interesit t\u00eb Bank\u00ebs Qendrore Evropiane. K\u00ebrkesa p\u00ebr d\u00ebme shtes\u00eb p\u00ebr vones\u00eb mbetet e paprekur. N\u00eb rast t\u00eb mosrespektimit t\u00eb kushteve t\u00eb pages\u00ebs ose n\u00ebse dyshohet p\u00ebr munges\u00eb t\u00eb kreditueshm\u00ebris\u00eb, t\u00eb gjitha k\u00ebrkesat tona b\u00ebhen menj\u00ebher\u00eb t\u00eb pagueshme.<\/li>\n<li>N\u00eb rast vonese pagese ose falimentimi, kemi t\u00eb drejt\u00eb t\u00eb faturojm\u00eb kostot e r\u00ebna dakord p\u00ebr moskthimin e objektit me qira.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Dor\u00ebzimi i objektit t\u00eb marr\u00eb me qira<\/strong>\n<ol>\n<li>P\u00ebrve\u00e7 n\u00ebse \u00ebsht\u00eb r\u00ebn\u00eb dakord ndryshe, qiramarr\u00ebsi duhet ta marr\u00eb objektin me qira n\u00eb shpenzimet e veta nga depoja jon\u00eb.<\/li>\n<li>T\u00eb gjitha transportet duhet t\u00eb koordinohen paraprakisht me depojen ton\u00eb, t\u00eb pakt\u00ebn 3 dit\u00eb pune para marrjes.<\/li>\n<li>Ne nuk jemi p\u00ebrgjegj\u00ebs p\u00ebr koh\u00ebt e q\u00ebndrimit apo ngarkimit.<\/li>\n<li>Dor\u00ebzimi i objektit b\u00ebhet vet\u00ebm pas marrjes s\u00eb kontrat\u00ebs s\u00eb n\u00ebnshkruar dhe t\u00eb pranuar nga qiramarr\u00ebsi.<\/li>\n<li>P\u00ebrve\u00e7 n\u00ebse \u00ebsht\u00eb k\u00ebrkuar dor\u00ebzimi i profileve t\u00eb \u00e7elikut t\u00eb reja, mund t\u00eb dor\u00ebzohen edhe pjes\u00eb t\u00eb p\u00ebrdorura.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Koh\u00ebzgjatja e qiras\u00eb<\/strong>\n<ol>\n<li>Koh\u00ebzgjatja e qiras\u00eb fillon n\u00eb parim n\u00eb dit\u00ebn kur objekti vendoset n\u00eb dispozicion p\u00ebr t&#8217;u marr\u00eb nga depoja jon\u00eb.<\/li>\n<li>N\u00ebse objekti d\u00ebrgohet nga ne, qiraja fillon me mb\u00ebrritjen e objektit n\u00eb vendin e p\u00ebrdorimit.<\/li>\n<li>P\u00ebrve\u00e7 n\u00ebse \u00ebsht\u00eb r\u00ebn\u00eb dakord ndryshe, koha minimale e qiras\u00eb \u00ebsht\u00eb 3 muaj.<\/li>\n<li>Nj\u00eb muaj qiraje llogaritet n\u00eb baz\u00eb t\u00eb 30 dit\u00ebve.<\/li>\n<li>Qiraja p\u00ebrfundon n\u00eb dit\u00ebn kur objekti i marr\u00eb me qira dor\u00ebzohet nga qiramarr\u00ebsi n\u00eb depo n\u00eb gjendje kontraktuale.<\/li>\n<li>N\u00ebse kontrata e qiras\u00eb \u00ebsht\u00eb lidhur p\u00ebr nj\u00eb periudh\u00eb t\u00eb caktuar, ajo nuk mund t\u00eb zgjidhet n\u00eb m\u00ebnyr\u00eb t\u00eb zakonshme para p\u00ebrfundimit. E drejta jon\u00eb p\u00ebr zgjidhje t\u00eb jasht\u00ebzakonshme sipas pik\u00ebs 11 mbetet e pac\u00ebnuar. Nuk ka rimbursim t\u00eb qiras\u00eb n\u00eb rast t\u00eb dor\u00ebzimit t\u00eb parakohsh\u00ebm t\u00eb materialit.<\/li>\n<\/ol>\n<\/li>\n<li><strong>P\u00ebrdorimi i objektit t\u00eb marr\u00eb me qira<\/strong>\n<ol>\n<li>Qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb siguroj\u00eb objektin e marr\u00eb me qira gjat\u00eb gjith\u00eb koh\u00ebs nga marrja deri te kthimi ndaj d\u00ebmtimit, humbjes dhe shkat\u00ebrrimit. Me k\u00ebrkes\u00eb, ai duhet t\u00eb d\u00ebshmoj\u00eb sigurimin p\u00ebrkat\u00ebs ndaj nesh.<\/li>\n<li>Ndryshimet n\u00eb objektin me qira ose dh\u00ebnia e tij pal\u00ebve t\u00eb treta n\u00eb \u00e7far\u00ebdo forme pa p\u00eblqimin ton\u00eb me shkrim nuk lejohen.<\/li>\n<li>P\u00ebrdorimi i objektit n\u00eb nj\u00eb vend tjet\u00ebr nga ai i parashikuar n\u00eb kontrat\u00eb apo projekti i nd\u00ebrtimit nuk lejohet pa p\u00eblqimin e qart\u00eb me shkrim nga ana jon\u00eb. N\u00eb rast shkeljeje, qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb paguaj\u00eb p\u00ebr \u00e7do rast nj\u00eb gjob\u00eb kontraktuale t\u00eb barabart\u00eb me dyfishin e qiras\u00eb minimale t\u00eb r\u00ebn\u00eb dakord, pa t\u00eb drejt\u00eb moderimi gjyq\u00ebsor.<\/li>\n<li>Qiramarr\u00ebsi duhet ta p\u00ebrdor\u00eb objektin me kujdes, ta trajtoj\u00eb mir\u00eb dhe ta mbroj\u00eb nga ngarkesat e tep\u00ebrta dhe d\u00ebmet e \u00e7do lloji.<\/li>\n<li>N\u00ebse ndodh humbje materiali ose d\u00ebme p\u00ebr shkak t\u00eb mbingarkes\u00ebs, qiramarr\u00ebsi duhet t\u00eb kompensoj\u00eb sipas \u00e7mimit t\u00eb r\u00ebn\u00eb dakord p\u00ebr humbje.<\/li>\n<li>Ne kemi t\u00eb drejt\u00eb t\u00eb inspektojm\u00eb objektin me qira n\u00eb vendin e p\u00ebrdorimit n\u00eb \u00e7do koh\u00eb dhe t\u00eb kontrollojm\u00eb gjendjen e tij.<\/li>\n<li>Rreziku kalon nga qiramarr\u00ebsi te ne vet\u00ebm pas kthimit t\u00eb rregullt t\u00eb objektit n\u00eb vendin ton\u00eb t\u00eb magazinimit.<\/li>\n<li>N\u00eb rast t\u00eb shkat\u00ebrrimit, humbjes, d\u00ebmtimit ose vjedhjes s\u00eb objekteve t\u00eb marra me qira, qiramarr\u00ebsi duhet t\u00eb na kompensoj\u00eb p\u00ebr d\u00ebmin e shkaktuar duke paguar \u00e7mimin e humbjes s\u00eb r\u00ebn\u00eb dakord ose, n\u00ebse nuk \u00ebsht\u00eb r\u00ebn\u00eb dakord, \u00e7mimin e ri t\u00eb dit\u00ebs. Detyrimi p\u00ebr t\u00eb paguar qiran\u00eb mbetet i pandryshuar.<\/li>\n<li>N\u00ebse qiramarr\u00ebsi merr me qira objekte t\u00eb ngjashme nga disa qiradh\u00ebn\u00ebs p\u00ebr t\u00eb nj\u00ebjtin kantier, ai \u00ebsht\u00eb i detyruar t\u00eb sh\u00ebnoj\u00eb qart\u00eb objektet e marra me qira nga ne pa i d\u00ebmtuar. N\u00ebse nuk e p\u00ebrmbush k\u00ebt\u00eb detyrim, ai duhet t\u00eb d\u00ebmshp\u00ebrblej\u00eb d\u00ebmin p\u00ebrkat\u00ebs.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Ankesa, garanci, kompensim d\u00ebmi<\/strong>\n<ol>\n<li>Qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb kontrolloj\u00eb menj\u00ebher\u00eb mallin pas pranimit p\u00ebr defekte t\u00eb mundshme \u2013 p\u00ebrfshir\u00eb ato vizuale.<\/li>\n<li>Paraqitja e pretendimeve p\u00ebr munges\u00eb k\u00ebrkon d\u00ebshmi nga transportuesi.<\/li>\n<li>Ndalohet p\u00ebrpunimi ose p\u00ebrdorimi i materialeve me defekt.<\/li>\n<li>Ankesat e \u00e7do lloji duhet t\u00eb b\u00ebhen menj\u00ebher\u00eb me shkrim pas pranimit t\u00eb mallit \u2013 n\u00eb rast defektesh t\u00eb dukshme, para p\u00ebrpunimit, dhe n\u00eb rast defektesh t\u00eb fshehura, menj\u00ebher\u00eb pas konstatimit.<\/li>\n<li>D\u00ebmet e shkaktuara nga ndikimet atmosferike ose ruajtja e pap\u00ebrshtatshme p\u00ebrjashtohen nga garancia.<\/li>\n<li>Ne jemi t\u00eb detyruar t\u00eb ofrojm\u00eb kompensim d\u00ebmi vet\u00ebm n\u00eb rast t\u00eb fajit t\u00eb r\u00ebnd\u00eb (q\u00ebllim apo neglizhenc\u00eb e r\u00ebnd\u00eb) ose munges\u00ebs s\u00eb ve\u00e7orive t\u00eb garantuara me kontrat\u00eb.<\/li>\n<li>Nuk pranohet p\u00ebrgjegj\u00ebsi p\u00ebr d\u00ebme pasuese t\u00eb shkaktuara nga defektet.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Nd\u00ebrhyrje n\u00eb pron\u00ebsi<\/strong>\n<ol>\n<li>Qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb na informoj\u00eb menj\u00ebher\u00eb p\u00ebr \u00e7do mas\u00eb administrative, gjyq\u00ebsore apo tjet\u00ebr nga pal\u00eb t\u00eb treta (sekuestrim, konfiskim etj.) q\u00eb lidhet me objektet me qira q\u00eb jan\u00eb n\u00eb pron\u00ebsin\u00eb ton\u00eb dhe t\u00eb informoj\u00eb pal\u00ebt e treta p\u00ebr t\u00eb drejt\u00ebn ton\u00eb t\u00eb pron\u00ebsis\u00eb.<\/li>\n<li>Qiramarr\u00ebsi mbulon t\u00eb gjitha kostot p\u00ebr masat dhe nd\u00ebrhyrjet ligjore dhe jasht\u00ebgjyq\u00ebsore t\u00eb nevojshme p\u00ebr t\u00eb shmangur apo zhb\u00ebr\u00eb nd\u00ebrhyrjen.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Kthimi i objektit t\u00eb marr\u00eb me qira<\/strong>\n<ol>\n<li>Qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb kthej\u00eb objektin e marr\u00eb me qira n\u00eb magazin\u00ebn ton\u00eb, n\u00eb adres\u00ebn e p\u00ebrcaktuar n\u00eb kontrat\u00eb, menj\u00ebher\u00eb pas p\u00ebrfundimit t\u00eb p\u00ebrdorimit dhe me shpenzimet e veta.<\/li>\n<li>Nuk lejohet kthimi i profileve t\u00eb tjera apo t\u00eb barasvlershme n\u00eb vend t\u00eb objektit t\u00eb marr\u00eb me qira.<\/li>\n<li>Transportet p\u00ebr kthim duhet t\u00eb koordinohen me depo-n\u00eb ton\u00eb t\u00eb pakt\u00ebn 3 dit\u00eb pune m\u00eb par\u00eb.<\/li>\n<li>Objekti duhet t\u00eb kthehet n\u00eb t\u00eb nj\u00ebjt\u00ebn gjendje si kur \u00ebsht\u00eb marr\u00eb \u2013 i pastruar dhe plot\u00ebsisht funksional. Lidhjet e palplanxhave duhet t\u00eb jen\u00eb t\u00eb pastra. Skajet e d\u00ebmtuara t\u00eb profileve duhet t\u00eb priten n\u00eb k\u00ebnd t\u00eb drejt\u00eb. Vrimat e ankorimit dhe t\u00eb tjera (maks. 200 mm \u00d7 200 mm), p\u00ebrve\u00e7 nj\u00eb vrime t\u00ebrheq\u00ebse 40\/300 mm p\u00ebr secil\u00ebn palplanxh\u00eb, duhet t\u00eb mbyllen n\u00eb m\u00ebnyr\u00eb t\u00eb ngjeshur dhe profesionale. T\u00eb gjitha profilet duhet t\u00eb jen\u00eb pa papast\u00ebrti dhe pjes\u00eb qoshe. Devijimi maksimal i drejt\u00ebsis\u00eb \u00ebsht\u00eb +\/- 2 % e gjat\u00ebsis\u00eb s\u00eb profilit. Devijimi i gjer\u00ebsis\u00eb s\u00eb profilit \u00ebsht\u00eb i kufizuar n\u00eb +\/- 2 % p\u00ebr profile t\u00eb dyfishta dhe +\/- 3 % t\u00eb gjer\u00ebsis\u00eb p\u00ebrkat\u00ebse t\u00eb nd\u00ebrtimit.<\/li>\n<li>Qiramarr\u00ebsi \u00ebsht\u00eb i detyruar t\u00eb kryej\u00eb t\u00eb gjitha riparimet dhe mir\u00ebmbajtjet e nevojshme t\u00eb shkaktuara nga p\u00ebrdorimi i objektit me shpenzimet e veta.<\/li>\n<li>Ne kemi t\u00eb drejt\u00eb t\u00eb refuzojm\u00eb pranimin e objekteve t\u00eb papastruara ose jo funksionale derisa t\u00eb kthehen n\u00eb gjendje t\u00eb rregullt nga qiramarr\u00ebsi.<\/li>\n<li>Derisa objekti t\u00eb kthehet n\u00eb m\u00ebnyr\u00eb t\u00eb rregullt, duhet t\u00eb paguhet nj\u00eb tarif\u00eb p\u00ebrdorimi sa qiraja e r\u00ebn\u00eb dakord.<\/li>\n<li>N\u00ebse kthimi n\u00eb p\u00ebrputhje me kontrat\u00ebn nuk \u00ebsht\u00eb i mundur ose ndodh d\u00ebmtim i plot\u00eb, objekti duhet t\u00eb paguhet.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Rifreskimi dhe riparimet<\/strong>\n<ol>\n<li>Gjat\u00eb kthimit t\u00eb objektit, nj\u00eb inspektim i menj\u00ebhersh\u00ebm dhe i plot\u00eb nuk \u00ebsht\u00eb i mundur. Ne rezervojm\u00eb t\u00eb drejt\u00ebn t\u00eb konstatojm\u00eb dhe t\u00eb dokumentojm\u00eb d\u00ebmet brenda 6 jav\u00ebve pas pranimit. Raporti i d\u00ebrgohet qiramarr\u00ebsit. D\u00ebmet e konstatuara riparohen nga ne dhe faturohen sipas kushteve t\u00eb p\u00ebrcaktuara n\u00eb kontrat\u00ebn e qiras\u00eb.<\/li>\n<li>N\u00ebse riparimi nuk \u00ebsht\u00eb i mundur ose nuk \u00ebsht\u00eb ekonomikisht i justifikuesh\u00ebm, qiramarr\u00ebsi duhet t\u00eb kompensoj\u00eb humbjen e materialit sipas \u00e7mimit t\u00eb humbjes s\u00eb r\u00ebn\u00eb dakord ose, n\u00eb munges\u00eb t\u00eb tij, sipas \u00e7mimit t\u00eb dit\u00ebs p\u00ebr nj\u00eb produkt t\u00eb ri.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Gjat\u00ebsit\u00eb minimale p\u00ebr kthim \u2013 pas riparimit<\/strong>\n<ol>\n<li>Objekti i marr\u00eb me qira mund t\u00eb shkurtohet maksimumi 10 % nga gjat\u00ebsia e dor\u00ebzimit.<\/li>\n<li>Gjat\u00ebsit\u00eb e profileve jepen n\u00eb ndarje prej 0.50 m. Toleranca e lejueshme n\u00eb gjat\u00ebsi \u00ebsht\u00eb +\/- 0.25 m.<\/li>\n<li>Objektet q\u00eb nuk p\u00ebrmbushin gjat\u00ebsin\u00eb minimale t\u00eb kthimit p\u00ebrpara ose pas riparimit konsiderohen t\u00eb d\u00ebmtuara totalisht. Ato mbahen p\u00ebr 1 muaj pas faturimit p\u00ebr t&#8217;u marr\u00eb nga klienti n\u00eb magazin\u00ebn ton\u00eb. N\u00ebse nuk merren brenda k\u00ebtij afati, ato asgj\u00ebsohen pa kompensim p\u00ebr qiramarr\u00ebsin.<\/li>\n<\/ol>\n<\/li>\n<li><strong>Zgjidhja e menj\u00ebhershme e kontrat\u00ebs s\u00eb qiras\u00eb<\/strong>\n<ol>\n<li>Ne kemi t\u00eb drejt\u00eb t\u00eb zgjidhim kontrat\u00ebn e qiras\u00eb para kohe n\u00ebse qiramarr\u00ebsi vonon pjes\u00ebrisht apo plot\u00ebsisht pages\u00ebn, keqp\u00ebrdor objektin me qira ose shkel ndonj\u00eb dispozit\u00eb tjet\u00ebr t\u00eb kontrat\u00ebs.<\/li>\n<li>Ne japim me qira vet\u00ebm n\u00ebse marr\u00ebveshja e qiras\u00eb dhe ve\u00e7an\u00ebrisht \u00e7mimi i humbjes mbulohen nga sigurimi yn\u00eb i kreditit t\u00eb mallrave. N\u00ebse pas lidhjes s\u00eb kontrat\u00ebs zbulohet se sigurimi nuk \u00ebsht\u00eb i mundur ose bie pjes\u00ebrisht ose t\u00ebr\u00ebsisht, ne kemi t\u00eb drejt\u00eb t\u00eb zgjidhim kontrat\u00ebn para kohe.<\/li>\n<li>N\u00eb k\u00ebto raste, kemi t\u00eb drejt\u00eb t\u00eb marrim objektin me qira dhe ta transportojm\u00eb at\u00eb.
